Terms of Service

By accessing or using GuestVet ("Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, do not use the Service. These Terms apply to all visitors, users, and others who access or use the Service.

GuestVet, Inc. ("GuestVet", "we", "us", or "our") reserves the right to update these Terms at any time. We will notify you of material changes by posting the new Terms on this page and updating the "Last updated" date above. Your continued use of the Service after any change constitutes acceptance of the new Terms.

GuestVet is an AI-powered research tool that helps short-term rental hosts make informed decisions about prospective guests. The Service aggregates and analyzes publicly available information — including guest reviews on third-party platforms — and uses artificial intelligence to surface patterns, sentiment signals, and risk indicators.

GuestVet is not a consumer reporting agency as defined by the Fair Credit Reporting Act ("FCRA"), and the information we provide is not a "consumer report" under the FCRA. The Service may not be used to make eligibility decisions for credit, employment, housing, insurance, or any other purpose covered by the FCRA.

You must be at least 18 years old and capable of forming a binding contract to use the Service. By using GuestVet, you represent and warrant that you meet these requirements. The Service is intended solely for use by hosts and property managers operating short-term rental properties.

You may use the Service solely to evaluate prospective guests for your own short-term rental listings. You agree not to:

• Use the Service in any manner that violates applicable federal, state, or local law, including fair housing laws.
• Discriminate against any person on the basis of race, color, national origin, religion, sex, familial status, disability, or any other protected characteristic.
• Resell, sublicense, or share your account or report outputs with third parties.
• Use the Service to build a competing product or to reverse-engineer our algorithms.
• Attempt to access our systems in an unauthorized manner or introduce malicious code.
• Use the Service for any purpose other than evaluating prospective guests for your own rental properties.

GuestVet is committed to equal access to housing. You are solely responsible for ensuring your use of the Service complies with the Fair Housing Act, the Americans with Disabilities Act, and all applicable state and local fair housing laws. GuestVet reports must never be used as a basis for declining guests on account of any protected characteristic.

Any risk indicators or flags in a GuestVet report relate exclusively to a prospective guest's publicly documented conduct as a guest — such as property damage, rule violations, or pattern of complaints — and not to any personal characteristic of the individual.

GuestVet reports are generated from publicly available data and AI analysis. We do not guarantee the accuracy, completeness, or timeliness of any information in a report. Reports reflect a point-in-time snapshot and may not account for recent changes in a guest's record.

You acknowledge that AI-generated summaries and risk scores are probabilistic in nature and should be used as one input among several — not as the sole basis for a booking decision. GuestVet expressly disclaims liability for any decision you make based on a report.

You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You agree to notify us immediately at legal@vett.io if you suspect unauthorized access. We may suspend or terminate accounts that we believe have been compromised or used in violation of these Terms.

The Service and its original content, features, and functionality are and will remain the exclusive property of GuestVet, Inc. Our trademarks and trade dress may not be used in connection with any product or service without the prior written consent of GuestVet, Inc. You retain ownership of any data you provide to us, subject to the license rights described in our Privacy Policy.

THE SERVICE IS PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS.

TO THE FULLEST EXTENT PERMITTED BY LAW, VETT, INC. AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES — INCLUDING LOSS OF PROFITS, DATA, OR GOODWILL — ARISING FROM YOUR USE OF OR INABILITY TO USE THE SERVICE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

OUR TOTAL LIABILITY TO YOU FOR ANY CLAIMS ARISING OUT OF OR RELATING TO THESE TERMS OR THE SERVICE SHALL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID US IN THE 12 MONTHS PRECEDING THE CLAIM OR (B) ONE HUNDRED DOLLARS (US $100).

You agree to defend, indemnify, and hold harmless GuestVet, Inc. and its affiliates from and against any claims, liabilities, damages, judgments, awards, losses, costs, expenses, or fees (including reasonable attorneys' fees) arising out of or relating to your violation of these Terms or your use of the Service.

These Terms shall be governed by the laws of the State of Delaware, without regard to its conflict-of-law provisions. Any dispute arising from these Terms or the Service shall be resolved by binding arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, except that either party may seek injunctive relief in court for intellectual property matters.

YOU AND VETT EACH WAIVE THE RIGHT TO A TRIAL BY JURY AND THE RIGHT TO PARTICIPATE IN A CLASS ACTION.

We may suspend or terminate your access to the Service at any time, with or without cause, and with or without notice. Upon termination, your right to use the Service will immediately cease. Provisions of these Terms that by their nature should survive termination — including ownership, warranty disclaimers, indemnity, and limitations of liability — will survive.
